Environmental Impact Report and Supporting Technical Analyses

This project involves the construction and operation of up to 600,000 gross square feet (gsf) of light industrial warehouse uses in two buildings on approximately 37.5 acres (including on-site and off-site areas) located within the Perris Valley Commerce Center (PVCC) Specific Plan area. These buildings include a 480,000-gsf high-cube warehouse/distribution facility and a 120,000-gsf light industrial facility.

BonTerra Psomas prepared an Environmental Impact Report (EIR) and several technical studies that tiered from the PVCC Specific Plan EIR. Areas of special consideration include air quality/health risk, noise, and traffic.

The air quality analysis included calculation of regional and local construction and operational criteria pollutant and greenhouse gas (GHG) emissions. Several mitigation measures were recommended to reduce GHG and pollutant emissions. Noise monitoring and modeling were completed to formulate traffic noise-abatement measures that would minimize noise impacts to an adjacent residence.

The project was approved and the Final EIR certified by the City of Perris in November 2013.
