Form-Based Code for a Vibrant New Community
Legacy Farms is a vibrant addition to Saratoga Springs, offering consumers nine new product lines, including an age-restricted active adult neighborhood. The master plan contains an extensive open space network complete with themed pocket parks, a community clubhouse and pool, a large linear park, community gardens, integrated pedestrian corridors and trails, an elementary school, and two churches.
As lead designer/planner for the D.R. Horton-owned community’s Master Plan and form-based code, Psomas’ role in the project included creating the land plan, working with the architects to design innovative floor plans and elevations that are compliant with a form-based neighborhood, writing the form-based code, and directing the entitlement effort. This 182-acre project is the first phase of the Suburban Land Reserve 3,000-acre property, and the first project to implement a form-based code within the city.
