Two New High-Rise Towers in Downtown LA
Psomas provided survey, airspace mapping, and land-use entitlement services for the redevelopment of the 3.5 acre Wilshire Grand site in the middle of downtown Los Angeles. The project included the demolition of the existing Wilshire Grand hotel and office building.
The new development includes two high-rise towers. The “Hotel” tower is approximately 45 stories with 560 hotel rooms and 100 residential condominiums. The “Office” tower contains 1.5 million SF of office space in 65 stories. The towers were built over a six-story podium that contains hotel amenities and retail space totaling about 275,000 SF.
There were many land-use entitlements that were required in order for the project to move forward. Approvals created the first Class “A” office building to be erected in downtown Los Angeles since the late 1980s. One of the more interesting aspects of the entitlements was the ability to allow for creative flexibility as the project moved from concept to design. A land-use equivalency table was adopted to allow the ultimate development to exchange land uses (e.g., hotel rooms for retail space or dwelling units for office floor area).
