The Turner Mills site is a 35-acre greyfield surrounded by a variety of land uses and bordered by Highway 40 at the south end. The vision for the site is a high-quality mixed-use development that blends its surroundings harmoniously while creating a lively community complete with sustainable residential and commercial development
Psomas was retained to create a plan that meets the needs of both DB Urban Communities and Heber City by respecting the physical constraints and opportunities while crafting a sustainable market-driven mix of residential, commercial, office, and open space development.
One of the significant constraints for this property was for a truck by-pass road that was initially proposed to run through the center of the development. Working with the City, this alignment was adjusted to allow each to of the adjacent land owners to share the burden of the roadway.
The Turner Mills project will have extensive pedestrian-connected open spaces that knit together the community as a whole and help to solidify long-term property value.
