1,738-Acre Hillside Community

Encompassing 1,738 acres, Empire Ranch includes 3,644 single- and multi-family residential units, a golf course with extensive wetland features, four neighborhood parks, 20 acres of commercial development, hiking and biking trails, and open space.

Psomas provided all planning, civil engineering, surveying, and right-of-way engineering services for the entire master-planned community. This included plans and specifications for the roadways, grading, drainage, utilities, traffic signals, street lighting, bridges, and culverts. A Specific Plan was prepared that served as the backbone for the proposed residential and commercial development for the community.

Significant water infrastructure included water transmission and distribution pipelines including four water booster stations and a sewage pump station, three treated water storage reservoirs, sewage collection, and trunk mains. Construction management services were provided for the water-related work. Roadway improvements occurred on Empire Ranch Road and Iron Point Road, and Broadstone Parkway was widen to sufficiently support the new Vista Del Lago High School.
