Environmental Documentation for Mixed-Use Development

BonTerra Psomas prepared the Initial Study and Mitigated Negative Declaration (IS/MND) for the Anaheim GardenWalk Retail/Dining/Entertainment complex in the City of Anaheim across from the Disneyland Resort. As approved in 1999, the 29-acre project site consolidated nine previously developed parcels in the City, allowing for a mixed-use development with 565,000 SF of restaurant/dining/entertainment uses, 1,050 hotel rooms, and a parking structure. The project required a General Plan Amendment and an amendment to the Disneyland Resort Specific Plan.

The original project IS/MND was approved by the City of Anaheim in 1999. BonTerra Psomas completed five Addenda (with the most recent in 2013) to address various project design modifications including minor changes to respond to market demands. As currently approved, the project allows for 1,266 hotel rooms (including up to 400 vacation ownership units), 460,115 SF of restaurant/dining/entertainment uses, a 3,200-space parking structure with 15 bus spaces, and a 7,700 SF bus terminal.
